Newton Wood Flooring is a wood flooring contractor in Newton, MA with more than 20 years of work on hardwood floors behind it. We refinish, repair, stain and install wood floors, and a large share of what we do is bringing older floors back rather than replacing them.

Most of the floors we see were laid long before their current owners arrived. They have been sanded, patched, carpeted over, waxed and sometimes painted at the edges, and each of those leaves something we need to know about before the work starts. Our job is to find it first.

Our Approach

We measure before we promise. On an older oak, maple or pine floor, that means checking how much wood is left above the tongue before a full sanding is offered, and testing for old wax and cleaning-product residue so a new finish actually bonds. We confirm the build year and look for painted surfaces before sanding, because Massachusetts has its own lead-safe renovation rules for homes built before 1978, and when old resilient tile or black mastic turns up, we stop until the right trade has dealt with it.

We would rather repair than replace. Holes left by steam radiators and gaps where walls came down are patched with matching boards woven into the floor, so the repair reads as floor. Water damage is traced, dried and measured with a moisture meter before any board comes out, and documented room by room for the adjuster.

Basement floors are matched to the moisture we actually measure, which usually points to engineered wood. Stairs are quoted tread by tread, stain samples go on your own floor in your own light, finishes are chosen to fit the Massachusetts VOC limits, and in an owner-occupied two-family we work one floor at a time so the other household can stay. When new floors go in during a renovation, we schedule and protect them so the other trades do not undo them.
